Kaita strengthens its residential rental portfolio with financial partner Perpetus Wealth

Real estate development and management company Kaita Group (formerly Baltic Asset Management) has engaged a financial partner for its residential rental portfolio – the family office Perpetus Finance, operating under the brand Perpetus Wealth.

In December, Kaita Group transferred 49% of the shares in UAB Kaita Living, a group entity specialising in residential rental assets, to PF SPV 1, a special purpose company owned by Perpetus Finance.

“They act as a financial partner, without involvement in either management or project development. This cooperation and the acquisition of Kaita Living shares is a natural continuation of our long-term partnership, as we continue our active expansion in Lithuania and across Europe,” said Ugnius Latvys, CEO of Kaita Group.

Currently, Kaita Living manages a residential rental portfolio of more than 550 units in Lithuania, 105 units in the Czech Republic, 174 units in Latvia, and is developing a 105-unit project in London, United Kingdom.

“In deciding to support the growth of Kaita Group, we particularly valued the developer’s experience and its strong sales and rental performance. We also took into account current real estate market conditions: demand grew steadily throughout 2025 and is expected to continue increasing in 2026. With housing affordability remaining high, while supply in Vilnius continues to lag behind demand, encouraging faster growth of Kaita Group and expansion of its housing portfolio is a logical decision,” commented Perpetus Finance.

As noted by a TEGOS Associate Partner and the project lead, Sebastian Okinczyc, “a holistic approach, innovative financing solutions, a results-oriented mindset, and the effective use of the team’s expert competencies enabled the successful completion of a complex transaction while aligning the interests of long-standing clients. This transaction will contribute to improved housing affordability in Vilnius and to the expansion of proven financing solutions.”
